Roof Replacement

Roof Replacement in Washington Township, NJ

Shingles are the visible quarter of a roof. The deck, the underlayment, the flashing and the ventilation are the rest, and all four get renewed or we are not calling it a replacement.

What "a new roof" should actually mean

Plenty of replacements are really a shingle swap. The old covering comes off, new shingles go on, and the step flashing, the pipe boots, the drip edge and the ventilation stay exactly as they were. The roof looks new from the kerb and keeps the weaknesses it already had, which is why a five-year-old roof can leak at a junction nobody touched. A renewal means every part of the assembly is either replaced or verified, and the parts that were verified are photographed.

Everything that gets renewed

The covering, stripped to bare deck

No overlay. Laying new over old traps heat, hides rot, shortens the life of the new covering and voids most manufacturer coverage.

The deck itself

Walked once it is exposed, soft and delaminated sheets cut out and replaced. Photographed before and after, and billed at the rate already on your estimate.

Underlayment and ice barrier

Synthetic across the field and self-adhering membrane at the eaves, valleys and penetrations — the three places a South Jersey roof backs water up.

Every flashing, in new metal

Step, sidewall, apron, chimney, drip edge and boots, all in fresh metal. Carrying old flashing over onto a new covering is the shortcut that produces first-year leaks on roofs that are otherwise perfectly good.

Balanced ventilation

Airflow worked out from the volume of your attic, with low intake and high outlet kept in proportion. Matching the previous arrangement is not the same as getting it right; an assembly that cannot move air cooks itself from below.

Workmanship coverage, in writing

A manufacturer-backed workmanship warranty of 25 to 30 years on the installation itself, separate from the material coverage on the shingles.

What we do not do

We do not lay over. We do not reuse flashing to shave a few hundred dollars off a quote. We do not take a deposit before materials are ordered. And we do not start a tear-off we cannot dry in the same day, which occasionally means moving a date when the forecast turns. Each of those costs us something on paper, and each one is the reason the warranty above is worth printing.
