A remaining-life range, with reasoning
A range rather than a figure, and what led us to it — how the mat is holding up, how much granule coverage is left, what has already been patched, how it was fastened and whether the assembly has been able to breathe.
Penetration-by-penetration notes
Every boot, vent, skylight and mount photographed and assessed, because collectively they cause more leaks than the field of the roof ever does.
Flashing and valley condition
Every metal detail assessed individually — where the slope meets the chimney, where it dies into a wall, the edge trim, and whether the valleys run open metal or a shingle weave.
Drainage behaviour
Whether water actually leaves the roof and clears the building, or backs up behind a gutter and works under the covering's edge.
The view from underneath
Where the attic is reachable — daylight, staining, damp insulation, and the balance between intake and exhaust airflow.
Priorities, not just findings
Sorted into needs doing, worth watching, and fine for now, so the document is actually usable rather than merely complete.
