Collars and penetrations
Split rubber around vent pipes, loose flanges, badly bedded satellite mounts. Cheap to fix and responsible for more interior damage than anything else on a roof.
Roof Repair
Most roofs we are called to look at have fifteen good years and one bad detail. Fixing the detail is cheaper, faster and better for you than replacing the fifteen years.
Replacing a cracked boot takes twenty minutes. Working out that the boot is what is staining a ceiling two rooms away takes considerably longer, and it is the part most quotes skip. A roofer who has not diagnosed the fault has two options when writing a number: guess, or recommend a replacement that makes the guess unnecessary. We would rather spend the extra hour on the roof.

Step flashing that was reused, bedded in sealant, or never carried far enough up behind the cladding. Water tracks behind it invisibly for years.
The busiest square footage on the roof. Rust, pinholes or a woven shingle valley that has worn through, usually showing up as a stain well off to one side.
Wind lifts a course and the adhesive never re-bonds. From the ground it looks untouched; in the next storm it is an open seam.
Caps worked loose or originally nailed short, which then lets go of the courses beneath them.
Where water has been getting in for a season or more, the sheathing comes into it and the repair widens. Found early, it usually has not.
If the covering has reached the end of its service life, another patch buys a few months and wastes your money. We will tell you that plainly, show you the close-up photographs that make the case, and quote the replacement instead. We are perfectly happy for the answer to be the smaller job; we are not willing for it to be the wrong one.
Free inspection, photographs of what we find, and a price for the repair itself.
